Knob and tube inspection cost in Chicago depends on what the visit must establish. A visual estimate and a circuit investigation are different services, so there is no supported flat assessment price to quote here. Chicago Knob and Tube can help define the question before you request the work.
What should the inspection tell you?
A visit to discuss a replacement proposal may concentrate on visible wiring and likely access. A more detailed assessment can involve identifying what the old circuits serve, distinguishing confirmed findings from inaccessible portions and producing a written record. A low price for the first task does not establish the cost of the second.
Start with the reason for the visit. A home inspector's observation may need an explanation of what remains active. A planned kitchen opening may need a boundary between the new work and untouched rooms. An insurer may be asking for a specific document. Those endpoints affect what the electrician must inspect and what can reasonably be concluded. The assessment service describes a useful written scope record.
What can the electrician reach and inspect?
Accessible porcelain supports can establish that older components are present. They cannot, by themselves, establish every concealed connection or identify every outlet supplied by the circuit. A finished ceiling, locked unit or inaccessible attic leaves a different investigation problem from an open basement. The price should reflect the agreed investigation, while the report should preserve the limits.
Ask whether circuit identification is included and how inaccessible areas will be recorded. Do not request that a homeowner expose wiring to make the visit cheaper. Testing and any necessary access should be planned by the responsible contractor. If the proposed investigation could require openings, agree on authorization before anyone cuts a finished surface. Read the distinction between active and abandoned wiring before comparing the scope.
Agree on the written report your insurer needs
An insurance request is not automatically satisfied by an invoice that says electrical inspection. Ask the insurer what information it needs and give that request to the contractor before booking. The relevant questions may concern remaining active K&T, the scope replaced or specific completion documents. Only the insurer can determine whether its underwriting request has been met.
A contractor should not promise to certify inaccessible wiring or guarantee coverage. The assessment proposal can instead state which areas will be examined, what circuit information will be recorded and whether a written findings document is included. The insurance-letter guide separates an evidence-based statement from a blanket safety assurance.
Why two inspection requests can cost different amounts
Consider a homeowner who has a report mentioning old wiring in a basement and wants a replacement proposal. The initial request is to identify the visible condition, describe likely access and explain whether further investigation is needed. A second homeowner needs a room-by-room circuit record for an insurer and cannot provide access to an occupied upper unit. Those are different scopes even if both homes have visible porcelain knobs.
For the first request, ask for the visit charge and exactly what written output it includes. For the second, ask whether a return visit and circuit tracing are separate items. Leave the amount blank until a contractor prices that work. This illustrative comparison explains a budget structure; it is not a rate card or an estimate of hours. An assessment fee credit against later replacement work exists only if the actual proposal says so.

A usable assessment quote states the property areas covered, the investigation methods within scope and the document you receive. It should also state the treatment of inaccessible spaces, whether another visit is included and what requires separate authorization. Clarify cancellation or rescheduling terms with the provider rather than assuming a site-wide policy.
If the real objective is replacement, compare the resulting scope with the whole-house cost guide. If only part of the system is affected, the partial replacement cost guide explains why the boundary matters. The quote comparison guide provides a way to compare exclusions without pretending that every proposal describes the same job.
What's inside a Chicago K&T project price?
A price needs an electrical scope before it needs a total. These published figures help explain the cost components, but they cannot price your particular job. Ask the proposal to identify which items apply and who carries each cost.
| Part of the price | What sets it | Local input or limit |
|---|---|---|
| Electrical labor | Investigation, routing and testing required by the actual scope | BLS metropolitan wage data report a mean electrician employee wage of $45.41 per hour for Chicago-Naperville-Elgin, compared with $34.37 nationally. |
| Wiring method and material | Allowed method for the jurisdiction and whether surfaces remain closed | No verified material allowance applies to every project. The proposal should name the selected wiring method under Chicago’s applicable electrical provisions. |
| Permit and inspection | Applicable permit path, new circuits and other covered work | Chicago's component fees below are not a universal total. |
| Building coordination | Shared access, owner authorization and any property-specific review | No universal board or building-management charge is assumed. |
| Finish repair | Opening size, original finish and responsibility for painting | Price separately or define the included restoration. No supported local allowance is available. |
An employee wage is not a contractor billing rate. Billing also carries insurance, licensing, vehicles and overhead. The wage comparison does not supply project hours or justify multiplying a national price by a local factor.
Chicago permit components to check
The Chicago permit schedule includes the following stand-alone electrical components. Each applicable scope can add to the fee. A larger renovation may follow the general schedule instead, so a single row is not an all-in permit quote.
| Covered scope | Scheduled component |
|---|---|
| Up to 10 new circuits on a single service disconnect | $150 |
| 11–20 new circuits on a single service disconnect | $300 |
| 21–40 new circuits on a single service disconnect | $600 |
| 41–80 new circuits on a single service disconnect | $1,500 |
| 81 or more new circuits on a single service disconnect | $2,250 |
| Repair or alteration of devices on existing circuits | $75 per service disconnect |
| Service disconnect installation only, below 400A | $75 |
Electronic applications requiring review may add a $25 review fee. Under the city penalty schedule, unpermitted work or work beyond permit scope can add a penalty equal to 200% of the regular permit fee, in addition to the regular fee. Unsafe or noncompliant permitted work can carry a 100% fee penalty. These are compliance consequences, not optional budget alternatives. Suburban projects need their own municipality's fee calculation.
Assistance and the amount you actually budget
| Possible assistance | How to treat it in a budget |
|---|---|
| Weatherization assistance | Eligibility and allowable electrical work depend on the administering program and the property's assessment. Do not subtract an assumed benefit. |
| Utility efficiency incentives | No general K&T replacement rebate is included here. |
| Contractor credits or financing | No inspection-fee credit, financing term or payment policy is assumed. Get any offered term in writing. |
The Illinois weatherization guide explains the questions to take to a program administrator. Keep a confirmed award separate from the contractor's price, including any work the award does not cover.
Common cost questions
Does an assessment charge include a letter for my insurer?
Only when the agreed scope includes that document. Send the insurer’s exact request before the visit, and confirm what the contractor can state from the investigation performed.
Should a replacement estimate and a detailed circuit survey cost the same?
They answer different questions. Compare the investigation and deliverables first; a visual estimating visit does not establish the price or findings of a circuit survey.
Can I assume the assessment fee comes off the replacement bill?
No. A credit is a provider-specific term that needs to appear in the written proposal. No automatic credit is assumed here.
